Regime Fees are due on the 1st of the month. 
2 bedroom $180.00          3 bedroom $215.00

If payment is not received by the 15th a late charge of $15 will be assessed and must be paid. The HOA does not send out bills or invoices for the monthly regime fees. Statements are mailed out around the 25th as a gentle reminder.

There is a $550.00 buy in fee for all new homeowners in the Greenslake community. Amenities include a pool, secured mail boxes, numbered parking spot. Fifty dollars of this fee includes a pool key and a hard copy of the Master Deed for Greenslake. Each homeowner is assigned one parking spot. Pest control is NOT provided by the association. You are responsible for providing your own pest control services.  However, termite protection is provided by the association through Stark Exterminators.

Regime fees pay for the common expenses of the community. Approximate estimates allocated for the common expenses budgete each year are as follows:

  • 40%  insurance, termites & property taxes
  • 10%  grounds, lake & pool maintenance contracts
  •   6%  utilities – trash removal, electric, water & sewer (street lights, pool/office)
  •   6%  professional fees and office expenses
  •   5%  building repairs & maintenance (roof leaks*, awnings, pressure washing, painting)
  • 25%  reserve funding, T1-11 replacement, road & lake repairs

*Emergencies like roof leaks are given priority. Increases to the first 5 items listed above reduce the amount we can put toward the last item.
